In Newton Studios there are also variable utilities (Ancillary Costs) that consist of your personal consumption of electricity and water, in addition to fixed utilities (in the Administrative Costs contract).
On average, we see that the ancillary costs of our residents are about 30-40 € per month, but it is very individual and depends on consumption habits. To keep these costs down, we encourage everyone to live energy-efficiently and sparingly. We often share good tips with our residents on how to do this.
In Newton Studios, a fixed utility fee must be paid together with the accommodation fee (in the contract as Administrative costs) at the beginning of each month.
Those costs include all fixed costs related to the use of your studio and the operation of the building, which include fees for general electricity, water and sewerage, heating, garbage collection and other utilities, as well as monthly administrative, maintenance, emergency and repair fees to the building manager (incl. land tax, building insurance, use of security services).
Well-behaved pets are allowed in our houses, but please always think about whether it would be good for your pet to live with us as well.
If you have a big dog but you would like to live in our smallest studio, this is probably not the best option for either of you. It is also not possible for a dog to move up the stairs in Newton’s lofts.
You should also pay close attention to your pet in common areas where animals are not allowed on upholstered furniture, and you must definitely clean after your pet.
If the pet lives with you, a double deposit is required just in case. All repairs in your apartment or in the common areas of the house must be covered by a deposit and, in the worst case, you will even have to pay extra to that sum.
Newton Studios are home to friendly and venturesome young people from Estonia and abroad. Some are still in university, but most are already working in different fields.
You can find friends to go to a football match with, who can give you a trendy haircut, help you solve IT problems, build a house or introduce the secrets of cyber security to you.

All Newton studios are furnished with the needs of the residents in mind.
You are sure to have a comfortable bed, kitchen furniture (including an oven) and bathroom furniture, a table, chairs, cabinets and/or shelves. In some larger studios, you have both a bed and a sofa.
Dishes and spirited design elements are immediately available for easy moving-in.
If you wish, we also offer the possibility to rent bed linens, a TV, a hairdryer and an additional set of kitchen utensils. Let us know by filling in the application form, which can be found on the Newton webpage, once you have selected your preferred type of room (“Apply” button).
At the time of moving in, the deposit and the current month’s rent and the amount of fixed utilities must be paid. If you move in on the 1st date of the month, you will have to pay a full month’s rent. If you move in on another date, you will have to pay proportionately from that day until the end of the month. We calculate the base fee for fixed utilities and parking spaces in the same way.
For example you want to move in a Newton Studios house to a studio with a wide bed (accommodation fee with fixed utilities 360 + 69 = 429 €/month) on January 11 and also rent a parking space underground in a closed parking lot 35€/month).
